August was quite quiet when no new residential projects were launched. Nevertheless, September will start with the launch of a luxury apartment project in District 2 called Q2 Thao Dien by Frasers Property after the brilliant success of D'edge by Capitaland - the leading luxury apartment project in HCMC market launched in quarter 3 of 2017.

Back to July when there was an obvious success of the two luxury apartment projects in District 2 in two subdivisions which are Thu Thiem new urban area and Thao Dien expats community- respectively Empire City (by Keppel Land) and D'edge. With the selling price of both exceeded USD3,100 per sqm however surprisingly caused a noticeable "fever" when 100% of the stock sold out within a very short period of time.

One interesting thing about these two projects is that 100% foreign quota was reached right on the opening day. Most of the buyers are familiar clients of the two brands Capitaland and Keppel Land, from Korea, Hong Kong, Taiwan, Singapore, and China.

The biggest attraction of these two projects is the extremely strategic location which are Thu Thiem new urban area and Thao Dien most sought after expats community, combined with the brand of the prestigious developers having brought such a great success for Empire City and D'edge.

In quarter 4 of 2017, An Phu - Thao Dien area in District 2 is welcoming another big brand name, Frasers Centrepoint - a "tycoon" listed on the Singapore stock exchange - coming with Q2 Thao Dien (also called Glenwood Maison), a project that is expected to continue the "fever" after Empire City and D'edge.

Until now the official selling price for this project has not been announced by the developer yet. However, it's predicted that the average price of Q2 Thao Dien will be USD3,290/sqm, for buyers who place refundable bookings now and purchase in the 1st launch (Dec) will have the priority to buy Q2 Thao Dien at special price: USD3,070/sqm. Specifically, starting early bird price for each type of unit: 
- 1 bedroom: $2,500/sqm
- 2 bedroom: $2,500/sqm
- 3 bedroom: $3,200/sqm
- 3-4 bedroom premium private lift: $3,300/sqm. (Price excludes VAT 10% & Maintenance fee 2%).

This price is higher than the nearby Masteri An Phu project (around USD2,000 per sqm). But Masteri An Phu shouldn't be compared to Q2 Thao Dien because the two projects are in different segments.

Q2 Thao Dien should ideally be comparable to projects in the same or equivalent segment, such as Gateway Thao Dien (USD2,400-USD2,700), Estella Heights (USD2,300) -USD2,700), Nassim or D'edge (from USD3,100 to USD3,700).

With such a good condition of handover and its strategic location, the price of Q2 Thao Dien is considered reasonable.

Q2 Thao Dien is also a rare luxury apartment project located in such a favorable location.
